Smoky Mountain cabin management since 2005

Your cabin deserves better than average.

Two identical cabins on the same ridge can earn thousands apart. The difference is who looks after it.

Meet Colonial

Two decades in the Smokies

Who we are, how we work, and the people who will be looking after your cabin.

Why it matters

The difference isn't the cabin.
It's the management.

Gatlinburg, Pigeon Forge, and Sevierville draw millions of visitors a year, and the number of cabins competing for them climbs every season.

We've spent two decades working out what actually moves the needle: how a listing is presented, how a rate is set night by night, how quickly a maintenance issue is caught, and how a guest is treated from first inquiry to checkout. Not a checklist — a system built to make your cabin outperform the one next door.

Everything under one roof

Most companies advertise "full service" and leave you guessing what that covers. Here it means our own people — including housekeeping and maintenance, not subcontractors.

01

Marketing & photography

Your cabin presented properly and promoted everywhere serious guests search, with professional photography included.

02

Revenue management

Rates adjusted continuously against real-time demand, seasonality, and local events — never set once and forgotten.

03

Reservations & guest care

Every inquiry, booking, and question handled by our team from first contact through checkout.

04

In-house housekeeping

Our own staff rather than a rotating roster — the same people learn your cabin and hold it to the same standard every time.

05

In-house maintenance

Our own technicians, on call around the clock. No waiting on a vendor's schedule when something fails at nine on a Saturday night.

06

Owner accounting

Clear, itemized statements. You always know what your cabin earned, what was spent, and what you keep.

No surprises

Clear terms, start to finish

Ask any cabin owner what frustrates them most about their management company and it's rarely the commission — it's the line items that appear later, the ones nobody mentioned at signing.

Your agreement sets out the commission and every service charge in plain terms before you sign. Your monthly statement itemizes all of it. Nothing appears that wasn't in the agreement.

An entire team of Owner Success Advisors

When something comes up — and eventually it does — you shouldn't have to explain your property to a stranger in a call center. Our advisors work from our Pigeon Forge office and know your cabin, your history, and your preferences. Because it's a team rather than one person, someone who knows your property is always reachable.

The Colonial advantage

A reason to choose your cabin over the one next door

Every guest who books with us receives the Stay & Play Pass — free admission to Dollywood, Anakeesta, Ripley's Aquarium and more, for every paid night. At no cost to them, and none to you.

More reasons to book your cabin means more nights booked — and more nights booked means more income.

Getting started

How partnership works

  1. Tell us about your cabin Location, condition, and what isn't working with your current arrangement — or your plans, if you're a new owner.
  2. Receive a rental projection What your cabin can realistically earn under our management, built from genuine comparable performance rather than a generic estimate.
  3. Review the agreement No long-term lock-in, transparent commission, every service charge spelled out. Take it to your accountant if you'd like.
  4. We take it from there Photography, listing, smart-home setup — and your cabin goes live in as little as 48 hours.

Good questions

Common questions

Am I locked into a long-term contract?

No. There's no multi-year commitment. If the partnership isn't working, you aren't trapped in it.

What does the commission cover?

Marketing, revenue management, reservations, guest relations, in-house housekeeping and inspections, 24/7 in-house maintenance, and owner accounting. Service charges outside the commission are listed in your agreement before you sign — ask for the fee schedule and we'll send it over.

Who actually cleans and maintains my cabin?

Our own staff. Housekeeping and maintenance are both in-house rather than subcontracted, which means the same people get to know your cabin, the standard stays consistent, and when something breaks we aren't waiting on a vendor's schedule.

Can I still use my own cabin?

Yes. Owner stays are part of why most people buy a cabin in the first place. Your advisor will walk you through blocking dates.

What if my cabin needs work before it's rentable?

Tell us in the first conversation. We'll be straight with you about what's needed to make it competitive and what it's likely to cost — before you commit to anything.

How is my nightly rate set?

Dynamically, against live demand, seasonality, and what's happening locally that week. A flat seasonal rate leaves money on the table in peak weeks and sits empty in slow ones.

I already have a management company. Is switching a hassle?

Less than you'd think. Once your current agreement allows it, we can have your cabin live and ready to rent in as little as 48 hours.

Which areas do you manage in?

Pigeon Forge, Gatlinburg, Sevierville, and Wears Valley.
