Booking your Smoky Mountain cabin is simple! You can reserve online anytime at colonialproperties.com — available 24 hours a day, 7 days a week — or speak with one of our friendly Vacation Specialists by calling 1-800-371-0341. Once your reservation is confirmed, you'll receive an email immediately with all the details about your upcoming stay. We recommend booking early, as our cabins fill up fast. Reservations can be made up to one year in advance.
Guests renting a 1-bedroom vacation rental must be at least 21 years of age. Guests renting a 2-bedroom or larger must be at least 25 years of age. A valid ID will be required to confirm the age of the Reservation Holder, who must be present for the full duration of the stay.
A deposit of 50% of the total reservation cost is due at the time of booking. The remaining balance is due 10 days prior to your arrival date. We accept all major credit cards.
At the time of booking, you'll have the option to purchase our Cancellation Promise. This optional add-on allows you to receive a full refund — minus the Cancellation Promise fee and any processing or reservation fees — if you need to cancel. To qualify for a refund, cancellations must be made at least 14 days before arrival for 1–2 bedroom rentals, or at least 30 days before arrival for 3+ bedroom rentals. If the Cancellation Promise is not purchased at the time of booking, all sales are final and no refunds or cancellations will be issued.
The address to your vacation rental will be sent via email 7 days before your scheduled arrival date, provided your reservation is paid in full. Your key code will be delivered via text and email 2 days before arrival.

We do our best to have your rental ready by 4:00 PM Eastern Time. During peak travel seasons, early access is not guaranteed, so we appreciate your patience.
No need to stop by our office! All of our rentals feature keyless entry touchpads, so you can head straight to your cabin. You'll receive your unique entry code 2 days before arrival via text and email.
Check-out is at 11:00 AM Eastern Time.
We want to make your departure as easy as your arrival! Before you leave, please place trash in the outdoor receptacle, clean any dirty dishes, tidy up any large messes, and secure all doors and windows. Then hit the road — we hope to see you again soon!

Out of respect for neighboring properties and our cabin communities, we ask that guests observe quiet hours between 10:00 PM and 8:00 AM. Excessive noise complaints can result in additional fees or removal from the property.
Day visitors are generally welcome, but the total number of people on the property at any time must not exceed the stated maximum occupancy. Overnight guests are limited strictly to the registered party.
Our cabins and condos are located throughout the Smoky Mountain region, including Pigeon Forge, Gatlinburg, Sevierville, Wears Valley, and the Douglas Lake area. Whether you prefer the excitement of the strip or a secluded mountain retreat, we have the perfect spot for you.

Our vacation rentals are intended for private residential use only. Gatherings that exceed the stated maximum occupancy are not permitted at any of our properties.
Most of our rentals offer complimentary WiFi. If internet access is available, it will be listed as an amenity on the property's listing page. You can also browse our full collection of cabins with WiFi.
We provide bed linens, bath towels, and washcloths for all guests.
To get you started, each rental is stocked with 1 roll of paper towels, 1 roll of toilet paper per bathroom, bar soap, 2 dishwashing tabs, and 1 dish towel. Once these starter supplies are used up, guests are responsible for purchasing additional supplies for the remainder of their stay. Please note that salt, pepper, and spices are not provided.
Kitchens are stocked with plates, cups, bowls, and flatware, as well as basic cooking pots, pans, and utensils — everything you need to prepare a home-cooked meal in the mountains.
Smoking of any kind is strictly prohibited indoors. Guests may smoke outside or on the deck. Properties found to have been smoked in will be subject to additional cleaning fees.
Please inspect hot tubs, swim spas, and pools upon arrival and report any concerns immediately so we can address them right away. To maintain cleanliness and protect these amenities for all guests, please shower before use and avoid using lotions or oils. Issues reported more than 24 hours after arrival may result in additional cleaning fees charged to the registered guest.

The Smoky Mountain region offers four distinct seasons, each with its own appeal. Spring temperatures are mild (50s–70s°F), summer is warm and sunny (70s–80s°F), fall brings crisp cool air (40s–60s°F) with spectacular foliage, and winter can see occasional snow with temperatures ranging from the 20s–50s°F. We recommend packing layers, especially for spring and fall visits.

Most of our properties are within 15–30 minutes of the main park entrances at Gatlinburg and Townsend. It's one of the most visited national parks in the country — and for good reason!

There are several grocery stores and convenience shops within easy driving distance of most of our properties in Gatlinburg, Pigeon Forge and Sevierville. We recommend stocking up on groceries and any personal supplies shortly after arrival so you can settle in and start relaxing right away.
