HOW DO I RESERVE A CABIN?
We make staying with us fun, simple, and easy. Reservations may be made with a Cabin Vacation Specialist by calling us at 1-800-371-0341 or you may reserve online anytime.
As soon as your reservation is processed, you will immediately receive a confirmation via email with instructions and details about your upcoming Smoky Mountain cabin vacation.
Due to the high demand for our cabin rentals, we recommend that you reserve your cabin rental as soon as possible. You may reserve one of our Smoky Mountain cabin or condo rentals up to one year in advance.
HOW AND WHEN DO I PAY?
50% of the reservation total is due at the time the reservation is made. The remaining balance is due 10 days prior to your scheduled arrival date. We accept all major credit cards.
WHAT IS OUR CANCELLATION POLICY?
Our Cancellation Promise is offered to you at the time that you make a reservation. This optional fee enables you to receive a full refund, less the Cancellation Promise amount, in the event that you need to cancel your reservation. To receive the refund, you must cancel the reservation at least 14 days prior to your arrival date for 1 - 2 bedroom vacation rentals, and 30 days or more prior to your arrival date for 3+ bedroom vacation rentals. In the event that the Cancellation Promise is not purchased at the time the reservation is made, there shall be no refunds or cancellations whatsoever.
HOW AND WHEN DO I GET DIRECTIONS?
You will receive the address to your vacation rental 7 days prior to your scheduled arrival date via email, provided that your reservation has been paid in full.
Additionally, you will receive the key code to your vacation rental via email 2 days prior to your scheduled arrival date.
WHAT TIME IS CHECK-IN?
We will make every effort to have your vacation ready for your arrival by 4PM Eastern Standard Time. However, during peak season, this is not guaranteed.
WHAT IS THE CHECK-IN PROCESS?
We offer one of the easiest and most convenient ways to Check-In to your vacation rental. All of our rentals feature a keyless entry touchpad for easy access. With our Virtual Check-In, you can go straight to your vacation rental without the need to visit our office.
WHAT TIME IS CHECK OUT?
Unfortunately, all great things must eventually come to an end. Cabin Rental Check-Out Time is at 11 a.m. Eastern Standard Time.
You do not have to return to the office to Check-Out. Simply check yourself out of your vacation rental using our vacation rental APP.
WHAT IS THE CHECK-OUT PROCESS?
Check-Out is easy too! To check-out of your vacation rental, please use our mobile app. We ask that you please place trash in the outdoor receptacle, clean any dirty dishes, pick up any large messes, and secure all doors and windows behind you. Please have a safe trip back home!
HOW OLD DO YOU HAVE TO BE TO RENT A CABIN RENTAL?
We do require a valid I.D. to be presented by the Reservation Holder to confirm their age.
DO YOU ALLOW PETS?
Not all of our vacation rentals are dog-friendly. For a list of dog friendly cabins, view our pet-friendly vacation rentals.
WHAT IS THE CLOSEST AIRPORT?
McGhee Tyson Airport (TYS)
The closest commercial airport serving Gatlinburg, Pigeon Forge, and the Smoky Mountains is located in Knoxville, Tennessee.
Located just a short 45-minute drive away, the airport is served by the following carriers: Allegiant Air, American Airlines, Delta, Frontier Airlines, and United.
The airport currently offers over 20 non-stop flights throughout the United States and is open 24 hours a day.

Here at Colonial Properties Cabin and Resort Rentals, we offer premier cabins in Gatlinburg, Tennessee, and log cabin rentals in Pigeon Forge, Tennessee, all conveniently located near the area's most popular attractions and the Great Smoky Mountains National Park.
CAN WE HAVE AN EVENT, PARTY, OR WEDDING AT OUR CABIN?
We do not allow gatherings in any of our vacation rentals for more than the stated maximum number of occupants.
DO YOUR CABINS HAVE WIFI?
Most of our cabins do offer WiFi internet access, but not all of them. If WiFi is offered, it will be listed as an amenity or view our cabins with WiFi.
WHAT LINENS ARE INCLUDED?
We provide linens for beds, bath towels, and washcloths.
WHAT HOUSEHOLD SUPPLIES ARE INCLUDED?
We start you with 1 roll of paper towels, 1 roll of toilet paper per bathroom, bar soap in the bathroom, 2 dishwashing tabs, and 1 dish towel. Once these items have been depleted, you will need to furnish them for the remaining duration of your stay. Salt, pepper, and spices are not included.
WHAT DOES THE KITCHEN INCLUDE?
The kitchen is stocked with plates, cups, bowls, forks, spoons, knives, and basic cooking pots, pans, and utensils.
WHAT IS YOUR SMOKING POLICY?
None of our vacation rentals allow smoking indoors. You may smoke outside or on the deck.
WHAT IS YOUR POLICY FOR POOLS, SPAS, AND HOT TUBS?
Please report any issues regarding the cleanliness of hot tubs, swim spas, or pools upon arrival. We will do our best to resolve them right away. To keep these spaces clean and serviceable for all guests, please shower off before using them and refrain from using any lotions or oils. If issues are reported more than 24 hours after arrival, any additional cleaning fees will be charged to the registered guest.
