Gatlinburg Cabin Rentals

Gatlinburg is where the Smoky Mountains begin. The town sits at the entrance to Great Smoky Mountains National Park — the most visited national park in the country — and it has a character that Pigeon Forge doesn't: a walkable downtown, a creek running through the middle of it, mountain ridges rising on every side, and the kind of quiet that settles in the moment you leave the Parkway behind. It draws visitors for the hiking, for Anakeesta and the SkyLift, for the Arts & Crafts Community loop, for Ole Red and Ripley's Aquarium, and year after year, for the feeling of being genuinely close to the mountains.

Colonial Properties has been matching guests to the right Gatlinburg cabin since 2005. Our 40 Gatlinburg rentals range from one-bedroom creekside retreats for couples to four-bedroom lodges that sleep up to 12 — each locally managed and held to the same standards that have earned us a 4.9-star average across thousands of guest reviews. You'll find outdoor hot tubs, fireplaces, mountain views, game rooms, and walkable locations that put you steps from downtown or right on the edge of the national park.

Every stay also includes complimentary attraction tickets through our Stay & Play Pass — one free ticket per paid night toward Ripley's Aquarium of the Smokies, Anakeesta, the Gatlinburg SkyLift Park, and 17 more of the area's top attractions, valued at up to $951 per night. Book direct with Colonial and you'll also skip the 6–15% platform fees that Airbnb and VRBO add at checkout.

Gatlinburg FAQs

What is the best time to visit Gatlinburg?

Gatlinburg is open and busy year-round, but each season has a distinct reason to visit. Spring arrives early in the lower elevations — wildflowers bloom along the national park trails from late March through May, and Gatlinburg sees fewer crowds than summer while still offering mild hiking weather. Summer is peak season: warm temperatures bring full rosters at Anakeesta, Ober Mountain, and Ripley's Aquarium, and the synchronous firefly display in the national park in late May or early June draws visitors from across the country (lottery tickets required well in advance). Fall is consistently the most popular time to visit — Smoky Mountain foliage peaks from mid-October through early November, and the combination of cool air, brilliant color, and active downtown energy makes it hard to beat. Winter is quieter and more affordable, with Gatlinburg's Fantasy of Lights Christmas Parade, Smoky Mountain Winterfest light displays running through February, and Ober Mountain's ski and snow tubing season in full operation. Whenever you visit, a cabin gives you a home base to come back to at the end of the day regardless of the weather.

What are the best things to do in Gatlinburg?

Gatlinburg rewards both the adventurous and the unhurried. For outdoor experiences, Great Smoky Mountains National Park is right at the edge of town — Laurel Falls, Alum Cave Trail, and Grotto Falls (where you can walk behind the waterfall) are all within a short drive. Anakeesta is a mountaintop park with coasters, a treetop skywalk, and views that stretch across the ridgeline. The Gatlinburg SkyLift Park takes you up Crockett Mountain to the SkyBridge — the longest pedestrian suspension bridge in North America. Ripley's Aquarium of the Smokies has a 340-foot underwater shark tunnel and consistently ranks among the top aquariums in the Southeast. Along the Parkway you'll find Ripley's Believe It or Not, the Hollywood Star Cars Museum, Hillbilly Golf, and dozens of shops and restaurants — Ole Red for live honky-tonk, Crockett's Breakfast Camp for the best morning meal in town, The Peddler Steakhouse for a riverside dinner. Just outside downtown, the Great Smoky Arts & Crafts Community is an 8-mile loop of over 100 independent artisan studios, galleries, and shops — the largest such community in the United States. Many Gatlinburg attractions are included with our Stay & Play Pass, which comes complimentary with every Colonial Properties stay.

How far is Gatlinburg from Pigeon Forge, Sevierville, and Knoxville?

Pigeon Forge is about 7 miles north of Gatlinburg — a straight drive up the Parkway that takes roughly 15 minutes without traffic, though it can run longer during peak season. Sevierville is approximately 13 miles north, around 20–25 minutes up US-441. Knoxville is the nearest major city, about 42 miles west via US-441 and I-40 — typically 45 to 55 minutes depending on traffic. McGhee Tyson Airport in Knoxville is the primary fly-in option for guests coming from outside driving distance. Most of our Gatlinburg cabins sit between downtown Gatlinburg and the national park entrance, so you're well-positioned to explore the entire corridor — from Sevierville in the north to the park's deep interior to the south — without spending much time in the car.

What are the best cabin rentals near Great Smoky Mountains National Park?

Several of our Gatlinburg cabins sit within minutes of the national park entrance. Eagle's Nest is a two-bedroom pet-friendly cabin with sweeping views directly into the park — the kind of vantage point where you can watch morning fog lift off the ridgeline from the deck. Gervinwold Creekside is a one-bedroom retreat perched above a mountain stream that flows straight out of the national park, ideal for couples who want the sounds and sights of the mountains without the crowds. For guests who want to walk to both the park and downtown Gatlinburg, Deer Field is a two-bedroom condo positioned at the rare intersection of both — park access and Parkway convenience from the same front door.
